No salt air here. No storm surge. But central Florida has its own set of problems — and they don't make the weather reports the same way hurricanes do.
Orlando averages more lightning strikes than almost anywhere else in the country. Daily afternoon thunderstorms from June through September, most of them violent. Power surges that fry opener circuit boards. Wind gusts that send pool furniture into garage doors. And humidity — 75% average year-round — that works on springs and cables the same steady way it works everywhere in Florida.
Then October 2024. Hurricane Milton's inland track spawned one of the most intense tornado outbreaks in Florida history. Orange County, Osceola, Volusia — tornado touchdowns across central Florida that bent panels, threw debris through doors, knocked tracks completely out of alignment. Some of those homes are still being assessed.

What Central Florida Does to Garage Hardware
Springs fail here for a different reason than they fail in Phoenix. It's not 150°F garage temps — Orlando garages get hot, 110–120°F in July, but the bigger factor is humidity cycling. Moisture gets into the metal surface of a spring. The spring heats up, expands, cools, contracts. That cycle accelerates surface oxidation and internal fatigue simultaneously.
Standard torsion springs last 7–10 years in moderate climates. In Central Florida humidity, figure 5–7 — and less if the door was installed with builder-grade hardware during Orlando's explosive growth period in the 2000s through 2010s.
Lake Nona, Horizon West, Celebration, Windermere, the Kissimmee corridor — thousands of homes built in that window, same hardware generation, all reaching the failure window now. Sound familiar? It should. We see it in waves.
The afternoon storm cycle does something specific to opener electronics. A power surge from a lightning strike — even a nearby one, not a direct hit — can spike voltage through the opener's circuit board. Logic board failure from storm surge is one of the most common opener problems we diagnose in Orlando. A surge protector on the outlet costs almost nothing. A new logic board costs considerably more.
And for the short-term rental market near Disney, Kissimmee, and International Drive — doors on vacation homes open and close far more than the average residential door. 10, 15 times a day during peak occupancy weeks. Springs hit their cycle limit fast. Landlords get the call when a guest can't get out of the garage at 6am before a park opening.
What We Fix
Broken springs — humidity cycling and age are the main culprits in Orlando. Don't force the door open manually after a spring breaks — without spring tension the door weighs 150–200 lbs. Springs replaced same day, both at once.
Storm-damaged doors — tornado debris, wind impact, panels bent by objects thrown during Milton or summer squalls. Track realignment, panel replacement, full assessment.
Lightning-damaged openers — power surge kills logic boards on a specific and recognizable failure pattern. All brands: LiftMaster, Chamberlain, Genie, Craftsman. We diagnose what the surge actually damaged — sometimes it's just the board, sometimes more.
Corroded cables — Florida humidity frays strands from the outside in. We check both cables on every call. Fraying under tension is a safety issue, not a maintenance item.
Weatherstripping — humidity-saturated, mold-damaged seals replaced with Florida-rated rubber. Keeps the daily afternoon rain out of the garage.
HOA-compliant panels — Orlando's planned communities often have specific style and color requirements. We match approved specifications and can advise on what's acceptable before ordering.
Wind-rated door installation — Florida Building Code WindCode compliant. Permitted and documented. Clopay, Amarr, Wayne Dalton, CHI. Important for insurance coverage and resale value in Orange and Osceola Counties.
