Fort Eisenhower and the PCS Cycle
Fort Eisenhower - formerly Fort Gordon - is one of the largest Army installations in the country. The US Army Cyber Center of Excellence. Thousands of soldiers and families cycling through on two-year to three-year tours, then gone.
High PCS turnover creates a rental market around the fort. Families rent from owners who've already moved to the next post. Landlords who haven't been to the property since the last tenant. Garage doors untouched between leases.

National Hills, adjacent to Augusta National, has homes built predominantly 1940–1969. Brick ranch-style houses on tree-lined streets. Summerville has homes from the 1920s and dozens of rental properties tied to Augusta University next door.
Forest Hills. West Augusta. Lake Aumond. Hardware that reflects the age of the house - replaced once by a previous owner, never touched since. Spring from 2003 in a house built in 1958.

Evans and Columbia County - Newer Homes, Same Timeline
Evans is the most sought-after suburb in the CSRA. Columbia County schools. New construction through the 1990s and 2000s. Subdivisions like River Island, West Lake, Jones Creek - builder-grade hardware from the original build, now 20 to 30 years old.
Spring from 1998 that went in when the house was new and has never been replaced. Opener that's been through 25 Augusta summers. Weatherstripping that cracked out years ago and has been letting humidity in through every rainstorm since.
Evans houses don't have the age of National Hills. The hardware fails for different reasons - time and neglect in a hot humid climate - but it fails on the same schedule.
